I receive emails every week asking me how to find a builder from people all over the country. It seems that this first hurdle is one of the most difficult ones and I can understand why. There are literally tens of thousands of builders across Australia and how do you find the right one for you?
How To Find A Builder
Know What You Need
Before you begin on your process of seeking a builder, you’ll need to understand exactly what it is you need from your builder. Are you wanting to renovate a space, extend your home or build a new home? When there are so many builders to choose from, you want to be fussy, find a builder who specialises in what it is you are hoping to achieve.
Do you need a builder who will work through the whole process with you? A builder with a design team, or perhaps you already have your plans drawn and council approval and are looking for a builder with a less inclusive approach.
Write a list of what you need and then get ready to search using the key phrases you are looking to fulfill.
Hit The Web
Once you have a clear understanding of your requirements, begin your search online. Use the key phrases you have identified as your needs and see who pops up that is around you. Search their websites and make a short list of those that look and feel right to you.
Each of us will be looking for something slightly different from our builder, some are looking for a family person who will then understand what is required for your family, others will be looking for builders who have won previous awards, some may even be looking to work with a company lead by a female. We all differ and in using your own parameters you will be able to search for exactly what suits you.
Become A Stalker
Doing your research needs to be comprehensive, find your shortlisted builders on social media and see if their message still speaks to you. Again you should be getting a good feel for what each of the companies are about on their social media channels, and you will quickly develop a list of likes and dislikes.
This will help you to cull your original list. But if it doesn’t, that is not a problem either!
Check In With Family And Friends
Once you have your shortlist, check in with family, friends and colleagues to see if they have personal experience with your chosen builders. There is nothing more powerful than the experience of others to give you some direction in this early phase. Don’t be afraid to ask anyone you know, even neighbours of their experiences, the more information you have the better.
Make Some Calls
Once you have your final checklist, make some calls and set up some appointments. You experience with each builder began online, watch now if what you have learned of them so far, transfers to your experience with them now. This give you the opportunity to measure their integrity and ensure their values match yours.
Don’t be afraid to cancel an appointment or not make one at all, should you fell that the builder you called isn’t following through with how they presented online. Be ruthless, this is your dream and you really want to be sure that this dream will be completed by someone like minded.
